New Forms, Smoother Sales: Forms TA6 & TA7 have had a Makeover!

After months of debate and discussion, the Law Society of England and Wales recently announced they are replacing the TA6 (4th and 5th Edition) form alongside an updated version of the TA7 (5th edition) form to help reflect the changes in the new TA6.
The new TA6 (6th Edition)
The 6th edition of the TA6 form will replace both the 4th and 5th editions that have been in use since 2024. This update follows extensive consultation and feedback from over 1,200 professionals, including solicitors, conveyancers, estate agents, and sellers.
Key improvements to the TA6 include:
- A reduction from 25 to 15 sections;
- A return to the structure used for the 4th edition;
- Rewritten explanatory notes for improved clarity, accessibility and usability.
- Clearer definitions of “you” and “your” to reflect who is completing the form; and
- More ‘not known’ options and ‘are you aware’ phrasing to support seller confidence.
These changes aim to make the form easier to complete and more user-friendly for sellers.
The new TA7 (5th Edition)
The TA7 (5th edition) form has been updated to reflect the changes introduced in the new TA6 (6th edition). Sellers will now need to complete both forms together.
Key improvements to the TA7 include:
- A logical layout for better usability;
- Simplified questions for easier completion;
- Removal of duplicate information already covered in the TA6;
- Clarification that building safety questions apply only to blocks of flats;
- New options for leasehold garages and other leasehold property types; and
- A new question on whether the property is in a ‘relevant building’ under the Building Safety Act.
These changes aim to streamline the process and reduce confusion for sellers.
What this means for you
The TA6 (6th edition) will be mandatory for all legal professionals, Sellers, and Buyers to use from the 30 March 2026 but we are already using these on all new sales. These updated forms are designed to make the selling process clearer and more manageable, but we understand that change can bring questions.
