Residential Conveyancing

Our fees for conveyancing transactions depend on various factors, including your sale or purchase price; whether the property is freehold or leasehold; a new build or an established property. We also take into account the type, location and size of the property.
Our fees start from £750 plus VAT for freehold sales, and £800 plus VAT for freehold purchases, for properties up to £200,000.
For leasehold transactions our fees start from £900 for a sale, and £950 for a purchase.
Our average fee for a sale is c£900 plus VAT, and c£1,100 plus VAT for a purchase.
We charge additional fees for new build purchases (a supplement of £250); or for purchases using the government Help To Buy Scheme (a supplement of £200) – due to the excessive documentation involved in these transactions.
We do not charge any extra fees for dealing with SDLT returns, acting for lenders, dealing with Help to Buy ISAs or Lifetime ISAs, or for unregistered land transactions.
Declarations of Trust between joint buyers incur additional legal fees, starting from £200 plus VAT for a basic trust deed.
We can usually offer a fixed fee for our work on any sale or purchase, albeit additional charges may be applicable where unforeseen issues arise (such as defects in title) which require work outside the scope of a normal sale or purchase transaction. However, as experienced property solicitors we can usually deal with most situations within our quoted fees.

Our fees for Transfers of Equity or Re-mortgages depend very much on the particular circumstances, but our average fee for these types of transaction is £500 plus VAT.
